KOA Cabins are set within a secluded woodland location, offering privacy and tranquillity while remaining easily accessible.

By Car:

• Gatwick Airport – approx. 5 minutes

• Brighton – approx. 28 minutes

Nearest Train Stations:

• Three Bridges – approx. 5 minutes by car

• East Grinstead – approx. 15 minutes by car

Cabin Amenities & Features

Each KOA Cabin is individually designed and includes:

• Private hot tub (weather dependent)

• Secluded outdoor space

• Luxury bed with premium linens

• 4K Smart TV with streaming services

• High-speed Wi-Fi

• Fully equipped kitchen (fridge, oven, microwave, coffee machine, kettle, cookware)

• The White Company toiletries

• Luxury robes, spa towels, hand towels, and bathmats

• Complimentary private parking (one space per cabin)

Some cabins also feature outdoor bathtubs, bioethanol fires, outdoor cinemas, day beds, or heated outdoor showers (seasonal). Please refer to individual cabin pages for full details.

Check-In & Check-Out

• Check-in: 3:30pm – 6:30pm

• Check-out: 10:30am

Optional extras (pre-booked only, subject to availability):

• Early check-in from 2:00pm – £45

• Late check-out until 12:00pm – £45

Booking & Payments

• A 50% deposit is required at the time of booking

• Remaining balance is due 14 days before arrival

• Last-minute bookings require full payment

• Payments are accepted online only

• Booking confirmations are sent by email (please check your junk folder)

Cancellations & Changes

• Cancellations within 14 days of arrival are non-refundable

• Date changes are subject to availability and booking terms

• Full terms are provided during the booking process

Guests, Pets & Age Policy

• Adults-only accommodation

• Maximum of two adults per cabin

• Pets are not permitted to protect wildlife and maintain a peaceful environment

• If you have allergies, please notify us in advance

Food & Dining

All cabins are self-catering and include fully equipped kitchens.

• Guests are welcome to bring their own food and drinks

• Takeaways are permitted (planning ahead is recommended due to the woodland location)

• Excellent pubs and restaurants are available in Copthorne, East Grinstead, and nearby villages

• Private chef experiences and curated food packages are available as optional extras and must be booked in advance

KOA Cabins are ideal for celebrating special occasions, including proposals, anniversaries, birthdays, and surprise stays.

Guest Conduct & Safety

• CCTV operates in external areas for safety

• Guests are responsible for their personal safety, belongings, and vehicles

• Noise should be kept low, particularly after 9:00pm

• Illegal activity or drug use will result in immediate eviction
